How We Build

From lot evaluation to closing

Rimberio Construction has built custom homes in Chicago and the surrounding suburbs since 1999. The process starts before design. We evaluate the lot with the owner, review zoning, setbacks, soil conditions, and utility access, and give a candid read on what the site will support and what it will cost. From there we work alongside the owner’s architect, or help select one, pricing the design at each stage so the budget holds before drawings are final. Our own crews handle excavation, concrete, and carpentry, which keeps the schedule in our control through the phases that most often slip. A single project manager runs the job from permit through closing, with fixed milestones the owner can track. Across more than 300 completed residential projects, the lesson holds: a custom home succeeds on decisions made early and kept. That is how we build.

Scope of Work

What the work includes

Five phases, each with a defined owner, a defined schedule, and a defined standard of completion.

  • Site and excavation Our excavation crews clear, grade, and dig the site. Soil is verified against the geotechnical report before any concrete is ordered.
  • Structure and envelope Self-performed concrete foundations and rough carpentry, then roofing, windows, and weather barrier. The house is dried in on a date we commit to.
  • Mechanical coordination We sequence HVAC, plumbing, and electrical subcontractors against the frame, walking every rough-in with the architect before insulation and drywall close the walls.
  • Interior finish Trim, cabinetry, tile, flooring, and paint, executed by our carpenters and vetted trade partners against the architect’s finish schedule.
  • Final walkthrough and warranty A room-by-room walkthrough with the owner, a closed punch list before closing, and a written warranty backed by a firm that answers its phone.
